Small warehouse space is the hardest thing to find in North Texas. Most new industrial construction is built for tenants taking 20,000 SF or more, which leaves owner-operated businesses competing for whatever older, smaller space happens to open up.

1385 Business Park is built the other way around. The base unit is approximately 1,350 SF with its own insulated overhead door, and tenants add bays as they grow. Building 4 is available now, Building 5 Suite 501 is available October 1, 2026, and Buildings 6 through 9 are pre-leasing now.

What fits in approximately 1,350 SF

Enough room for a van or truck inside, racking along one wall, a workbench, and material staging, or a full inventory setup with a small office and restroom at the front. Many tenants add a mezzanine for storage that does not need to be at floor level.

Additional new buildings planned for 2027 mean there is a path forward even if the bay beside you is taken.

Parking is part of the answer

For a lot of small businesses the problem is not storage, it is where to put the trailer. Commercial parking for work trucks, trailers, equipment, and RVs is available at the park, leased with a unit or on its own, subject to current availability.

Ground-floor units start at approximately 1,350 SF and can be combined into approximately 2,700 SF, 4,050 SF, or 5,400 SF when adjacent units are open at the same time. Mezzanine storage is an optional build-out on some suites rather than a standard feature.
Can multiple units be combined?
Adjacent units can be combined into larger spaces up to approximately 5,400 SF when they are open at the same time. Building 4 is currently offered as a single-tenant space rather than divided bays.
Can spaces be customized for tenants?
Build-out work is available, including offices, restrooms, mezzanine storage, insulation, and lighting, depending on the suite and the confirmed plan.
Can businesses park work trucks at the property?
Work trucks, vans, and fleet vehicles can be parked on site. Grass yard parking is open now and our stabilized crushed concrete parking is currently fully leased, so ask us what is available.
When will the next building be available?
Building 4 is available now, Building 5 Suite 501 is available October 1, 2026, and Buildings 6 through 9 are pre-leasing. Construction on a pre-leased building can begin within 60 days of a signed lease, which is a construction start rather than a move-in date.
