What's Happening Along FM 1385

The park sits on FM 1385 in Pilot Point, in the middle of one of the fastest-growing stretches of North Texas. Here is what has been announced, approved, or is already under construction around us.

Rooftops Coming To FM 1385

Thousands of homes have been announced within a few minutes of the park, and every one of them brings customers, trades, and service work with it.

  • Burks Ranch: Green Brick Partners bought 557 acres along FM 1385 in Pilot Point for roughly 2,200 homes (announced September 2024).

  • Providence Village and Silverado, immediately south of us, already account for more than 5,000 homes combined.

  • The City of Pilot Point maintains a running list of planned developments inside city limits.

Retail Following The Rooftops

National retailers buy land years ahead of the households. Two H-E-B purchases in this immediate area are a strong signal of where the growth is headed.

  • H-E-B purchased roughly 95 acres at FM 1385 and Mustang Road in Pilot Point, minutes from the park, closing in August 2025. H-E-B has described it as a long-term real estate investment and has not announced a store or opening date.

  • H-E-B also bought 21 acres in Celina's Legacy Hills area (announced April 2024); that site is still listed as planned, not under construction.

  • Smaller neighborhood retail and mixed-use sites are being planned along Liberty Road and FM 2931 between the Providence and Silverado communities.

Roads Being Widened

The road in front of the park is on TxDOT's list to be widened, the same road every one of these new neighborhoods feeds onto.

  • TxDOT plans to widen FM 1385 from a two-lane road to a four-to-six-lane divided urban roadway from US 380 in Prosper to FM 455 in Pilot Point: 12.1 miles, estimated around $320 million.

  • The environmental review is complete: TxDOT issued a Finding of No Significant Impact in July 2023. Right-of-way and design work continue; TxDOT has not published a construction start date.

  • A separate US 380 improvement project through the Aubrey and Denton area, roughly $140 million over about 10 miles, is under way, with a longer-range TxDOT feasibility study looking at a limited-access US 380 through Denton County.

  • The Dallas North Tollway extension continues pushing north through Celina toward the Denton County line, with work on the FM 428 segment scheduled into 2027.

Schools Being Built

School construction is the clearest proof of sustained residential growth. Districts do not build ahead of families that are not coming.

  • Aubrey ISD voters approved a $385.9 million bond in May 2022, driven by thousands of platted and planned lots inside the district.

  • Aubrey ISD's second middle school on FM 2931 opened in August 2025.

  • Aubrey ISD's fifth elementary school, an estimated $41 million campus, began construction in March 2026 with completion targeted for mid-2027.

  • Pilot Point ISD placed a $295 million bond on the May 2026 ballot for a new elementary and the first phase of a new high school. That bond did not pass, so those campuses are on hold for now.

  • Denton County is consistently among the fastest-growing counties in the country, and Dallas-Fort Worth has been adding hundreds of residents a day.

  • Yard space for trucks, trailers, and equipment is scarce as farmland converts to housing. Here it is leased separately from the buildings.

  • Suites are still available and future buildings can be pre-leased now, so you can lock in space ahead of the rooftops rather than after.
